Landlord/Tenant question for the state of Kentucky: How often does the carpet need to be replaced, and who?





... and who is required to pay for such a thing? We lived here for four years exactly, were good tenants, all that jive. Now we are moving out and the carpet is tightly woven and difficult to get clean (We have tried before with a cleaner). He says either way get it clean or he will have to deduct the cost from the deposit.

I was always under the impression that a landlord is responsible for replacement of carpet and painting after a tenant leaves.

What is correct? I already read "tenant.net"

    You are incorrect, replacing carpeting between tenants is not required. You damaged it, it is your costs. He is only responsible for normal wear and tear, which is almost nothing in 4 years, and dirt is never "normal".

    You must have the carpet professionally cleaned. Show landlord the receipt.
    Carpet does not normally get replaced after each tenant. Carpeting should last at least 10 yrs unless the tenant has done damage. You should have been steam cleaning that carpet at minimum once a year. 4 yrs and never cleaned is your responsibility. Read your lease

    if your carpet cleaning company claims he cannot reasonably clean it because of its
    design, get that in writing and turn it in [a copy of that report] with your keys.

    then, if carpet cleaning is deducted from your deposit, sue for that.

    and it would not hurt to find out what method your LL uses to clean others’ carpets!

    Carpet doesn’t get replaced everytime a tenant moves out. If there is normal wear to the carpet you are not responsible, but if you caused holes, snags or have stains you can’t get out you are responsible. Painting isn’t done everytime a tenant leaves either. Clean your walls of any scuffs.
